This guide is general information, not legal or program advice. Rules change, and each property confirms its own rents, eligibility, and screening requirements.

## Two Different Kinds of “Senior” Apartments

When people search for senior apartments, they often find two kinds of communities mixed together. Some are **age-restricted**: you need to be a certain age to live there. Others are

income-restricted communities

[/income-restricted-apartments/ →](/income-restricted-apartments/)

designed for seniors: you need to be under an income limit. Some are both.

Understanding the difference helps you know what to ask and what to expect.

## Age-Restricted Communities (55+ and 62+)

Age-restricted communities limit residency based on age. Federal fair housing law allows housing for older persons to set age requirements, and there are two common types:

- **55+ communities.** Generally require that at least one resident in most units be 55 or older. Rules for other household members vary.
- **62+ communities.** Generally require all residents to be 62 or older, with limited exceptions.

Age-restricted communities may charge market rent. Being 55 or older doesn’t automatically mean a lower rent.

## Income-Restricted Senior Communities

Some tax credit and other income-restricted properties are built for older residents. They have income limits by household size, capped rents, and often an age requirement too. Rent is typically restricted, not calculated from your income, unless you also have rental assistance.

## Comparison Table

| Feature | Age-restricted only | Income-restricted only | Both |
| --- | --- | --- | --- |
| Age requirement | Yes (55+ or 62+) | No | Yes |
| Income limit | No | Yes | Yes |
| Rent | Often market rate | Capped by program | Capped by program |
| Minimum income | Often | Often | Often |
| Income certification | Usually not | Yes | Yes |

> **Confirm each requirement separately**

> A community can be age-restricted, income-restricted, or both. Ask the property about each one, and get the answers in writing.

## Income for Older Renters

Many older renters live on fixed incomes such as Social Security, pensions, or retirement distributions. For income-restricted units, these usually count toward household income. Assets may also be considered under program rules. Our guide on

how income is counted

 explains the basics.

A fixed income can make minimum-income rules tricky. If your income is modest, ask each property about its minimum and how it applies to retirement or disability income.

## Questions to Ask

![Adult daughter helping her father review senior apartment options](/images/content/adult-daughter-helping-her-elderly-father-review-s.webp)

1. Is this community age-restricted? Is it 55+ or 62+?
2. Who in my household must meet the age requirement?
3. Is it income-restricted? What’s the limit for my household size?
4. Is there a minimum income? Do Social Security and pensions count?
5. Which accessibility features do units have, such as elevators, grab bars, or step-free entries?
6. Is there a waiting list?
7. Which utilities and fees are included?

We don’t claim specialized senior services. We research communities, explain the requirements we find, and flag what to confirm.

## Noting Age-Related Needs in Your Request

When you fill out

what to include in your request

[/guide/what-to-include-in-apartment-search-request/ →](/guide/what-to-include-in-apartment-search-request/)

, you can:

- Mention that you’re looking for a 55+ or 62+ community in the additional considerations field.
- List accessibility features you need, like a ground-floor unit or an elevator. Please describe features, not medical conditions.
- Note if a family member is helping with the search and should be contacted too.

If you’re helping a parent or relative, you can submit the request on their behalf with their permission. Make sure the contact details are where they or you can receive the list.

## Visiting a Senior Community

If you can, see the community in person or take a video tour before applying. A visit helps you check the things that matter most day to day:

- **Getting around.** Are there elevators, ramps, and handrails? How far is parking from the units you’d be offered?
- **The unit itself.** Look at door widths, shower or tub access, counter heights, and lighting.
- **Common areas.** Are there places to sit outside, a laundry room nearby, or a community room?
- **Location.** How close are grocery stores, pharmacies, clinics, and bus stops? Our city pages note transit systems like METRO, DART, Trinity Metro, CapMetro, and VIA.
- **Maintenance.** Ask how repair requests are handled and how quickly.

Bring a family member or friend if that helps, and write down your impressions right after each visit so communities don’t blur together.

## Next Steps

Tell us whether you want age-restricted, income-restricted, or both, along with your areas, budget, and household income. We’ll research communities that may fit and label each one by type. Each community confirms its own requirements and makes its own approval decisions.
