Please note

This guide is general information, not legal or program advice. Rules change, and each property confirms its own rents, eligibility, and screening requirements.

## Why Tax Credit Applications Need More Paperwork

Tax credit apartments

[/tax-credit-apartments/ →](/tax-credit-apartments/)

have income limits set by program rules. To follow those rules, properties must verify your household’s income and assets before you move in. That’s why applications for restricted units usually ask for more paperwork than a typical apartment application.

Getting organized early makes the process smoother and helps you avoid delays. This guide covers what properties commonly ask for. Each property sets its own list, so always ask for theirs.

> **Important**
>
> Never send these documents to us. A research request only needs approximate income. Documents go directly to the property, through its official application, if you decide to apply.

## Income Documents

Properties typically ask for proof of every source of income for every adult in the household:

| Income type | Documents properties commonly request |
| --- | --- |
| Wages | Recent consecutive pay stubs, sometimes an employer verification form |
| Self-employment or gig work | Tax returns, 1099 forms, profit and loss statements, bank records |
| Social Security or disability | Current benefit award letter |
| Unemployment | Benefit statement or award letter |
| Child support or alimony | Court order or payment history |
| Pension or retirement | Current statement or award letter |
| New job | Offer letter showing pay and hours, if the property accepts it |

## Asset Information

Tax credit programs may consider your household’s assets or the income they earn. Properties may ask for:

- Checking and savings account statements
- Retirement account statements
- Information about other assets, like certificates of deposit or property

Having assets doesn’t automatically disqualify you. The property applies its program rules and explains how assets are counted.

## Identity and Household Information

Expect to provide identification for adults and information about everyone in the household, such as birth dates. Properties may also ask about student status, since the full-time student rule applies to LIHTC units. These details go only to the property through its official process.

## Third-Party Verification Forms

Tax credit properties often verify income directly with the source. You may be asked to sign forms that let the property contact your employer, benefits office, or bank. This is a normal part of the process and is used to complete your

income certification

.

## A Simple Organizing Checklist

1. Ask the property for its complete document list and time frames.
2. Create a folder for each adult in the household.
3. Gather recent pay stubs or income records for every source.
4. Collect current bank and asset statements.
5. Find benefit award letters dated for the current year.
6. Make copies, and keep originals in a safe place.
7. Write down questions about anything you’re unsure of.

## Tips for a Smoother Application

**Be consistent.** Report income the same way on every form. Differences can slow things down.

**Include everyone.** Report all household members and all income sources.

**Ask early.** If something is missing, like a current benefit letter, request it before you apply.

**Keep copies.** You’ll likely need similar documents at recertification.

## Common Delays and How to Avoid Them

Most delays come from a few predictable issues:

- **Missing income sources.** Forgetting a part-time job, child support, or a small benefit means the property has to come back to you. List everything, even small amounts.
- **Outdated letters.** A benefit letter from last year may not be accepted. Request a current one early.
- **Non-consecutive pay stubs.** If the property asks for consecutive stubs, a missing week can hold things up.
- **Unsigned forms.** Verification forms often need every adult’s signature.
- **Slow third-party responses.** Employers and agencies sometimes take time to return verification forms. Let your employer’s payroll or HR contact know a form may be coming.
- **Unreported household members.** Everyone who will live in the unit needs to be on the application from the start.

If your move date is tight, ask the property how long verification usually takes and what you can do to speed it up. Turning in a complete file on the first try is the best way to keep things moving.

## What Happens Next

After you submit documents, the property reviews them, verifies income, and completes its certification. Processing times vary. Each community confirms its own eligibility and makes its own approval decision. If you haven’t chosen a community yet, start a request and we’ll research tax credit options that may fit your household.

Got Questions?

## Common Questions

### Do I send these documents to Income Based Apartments?

No. Documents go only to the property when you apply. A research request never asks for documents, Social Security numbers, or bank details.

### What if I'm self-employed?

Properties may accept tax returns, 1099 forms, profit and loss statements, or bank records. Ask each property what it accepts and how many months it needs.

### Do assets count?

Programs may consider assets or the income from assets. The property explains its rules and which account statements it needs.

### How recent do documents need to be?

Properties often want recent records, such as pay stubs from the last few weeks. Ask for the exact time frame before you gather documents.
