Important

Our research includes tax credit apartments, income-restricted communities, and properties with lower minimum-income requirements. Not every apartment we identify calculates rent based on your income. **Your list provides researched apartment options to explore. Each community confirms current rents, availability, eligibility, and screening requirements and makes its own approval decisions.**

## What Are Income-Restricted Apartments?

Income-restricted apartments are properties, or designated units within them, that limit eligibility to households under certain income levels. Those levels are usually expressed as a percentage of

**Area Median Income (AMI)**

[/guide/area-median-income-ami-explained/ →](/guide/area-median-income-ami-explained/)

, such as **30%, 50%, 60%, or 80% AMI units**. The dollar amount behind each tier comes from **HUD income limits** for your metro area and **household size**, and it changes from year to year.

Here’s the key point. These are **rent-restricted units**, but rent is not necessarily calculated from your earnings. That’s the difference from

**income-based rent**

[/guide/income-based-vs-income-restricted-housing/ →](/guide/income-based-vs-income-restricted-housing/)

, where an assistance program sets your payment from your income. In an income-restricted unit, the property often charges a set rent for the unit size, and the program caps how high that rent can go. A **utility allowance** may be factored in when you pay some utilities.

| Question | Income-restricted unit | Income-based rent |
| --- | --- | --- |
| What does the program limit? | Your household income (a maximum to qualify) | Your share of the rent |
| How is rent set? | A set rent for the unit size, capped by the program | Calculated from your income |
| What usually makes it possible? | The property’s program commitment | Rental assistance, such as a voucher or a subsidized property |
| Does rent drop if your income drops? | Usually not | It can, when the program reviews your income |

Income-restricted units show up in several kinds of housing. Some are in

tax credit communities

[/tax-credit-apartments/ →](/tax-credit-apartments/)

. Some are in **mixed-income developments**, where a share of units carry limits and the rest rent at market rate. In Austin, the city’s

**Austin S.M.A.R.T. Housing**

[/guide/austin-smart-housing/ →](/guide/austin-smart-housing/)

program, run through the **City of Austin Housing Department**, and **density bonus programs** have added restricted units inside otherwise market-rate buildings. Other restricted units are in

**age-restricted (55+/62+) communities**

[/guide/senior-apartments-age-vs-income-restricted/ →](/guide/senior-apartments-age-vs-income-restricted/)

.

A community can have a **maximum household income limit** and a

**minimum income screening requirement**

[/guide/why-affordable-apartments-have-minimum-income/ →](/guide/why-affordable-apartments-have-minimum-income/)

at the same time. We research income-restricted options in your preferred Texas areas, record which limits we verified and which still need confirmation, and explain why each community was included. Your list arrives by text and email within 48 hours of your completed request.

## How Does Your Household Size Change the Limit?

Income limits rise with each additional household member

[/guide/household-size-income-restrictions/ →](/guide/household-size-income-restrictions/)

. A limit for a one-person household is lower than the limit for a household of four. That’s why your request asks for household size along with your **gross annual household income**. We use both to find units where your household may fit, and we note the household size each limit applies to.

Bedroom size matters too. Properties often have occupancy standards that connect household size to unit size, so a larger household may need a larger unit with a different rent cap.

### Common situations we help with

**“I don’t understand the AMI percentages in listings.”** We explain what each tier means for your household and note the program, area, and effective year for any limit we share.

**“I was told I make too little for an affordable apartment.”** That’s usually a **minimum income screening requirement**, separate from the program’s maximum. We look for options where you may fit between the two and flag what to ask.

**“I’m in Austin and heard about S.M.A.R.T. Housing.”** We include S.M.A.R.T. Housing units where we can identify them and tell you what the property still needs to confirm.

**“I’m a senior looking at 55+ communities.”** We note whether a community is age-restricted, income-restricted, or both, and what to confirm about each requirement.

## What Should You Confirm Before Applying?

Before you pay an application fee, ask the property which units are restricted, which income limit applies to your household size, whether a minimum income applies, and whether units are available now or only through a **property-specific application and waiting list**. Ask how they handle **income verification documentation** and

**annual recertification**

[/guide/income-rises-after-move-in/ →](/guide/income-rises-after-move-in/)

.

Restricted units are covered by the **Fair Housing Act** like any other housing, and many must stay affordable through an **affordable housing compliance period**. When you’re ready,

start a request

[/apartment-search-request/ →](/apartment-search-request/)

and we’ll research income-restricted options that may fit the household you describe.

Got Questions?

## Income-Restricted Apartment FAQs

### Is income-restricted the same as income-based?

No. Income-restricted means there's a maximum income to qualify for a unit. Income-based means your rent is calculated from your income under an assistance program. Many income-restricted units have a set rent that doesn't change with your pay.

### What does 60% AMI mean on an apartment listing?

It means the unit is for households earning up to 60% of the Area Median Income for their household size in that area. The exact dollar limit depends on the metro area and the year's published tables.

### Are income limits the same in every Texas city?

No. Limits are set by metro area and household size and are usually updated each year. A limit for Houston won't match Austin or San Antonio, and a property confirms which table applies to its units.

### Can an income-restricted apartment also have a minimum income?

Yes. A community can have a maximum program income limit and a minimum screening income at the same time. We note both when we can find them.

### What is Austin S.M.A.R.T. Housing?

It's a City of Austin program under which some market-rate developments include income-restricted units. Each property confirms which units are restricted and the limits that apply. Our S.M.A.R.T. Housing guide explains more.

### Do income-restricted apartments require a voucher?

No. Many restricted units are open to households without a voucher, as long as they meet the income limits and the property's screening criteria. If you do have a voucher, note it in your request.

### What happens if my income goes up after I move in?

It depends on the program and the property's policy. Many programs review income at annual recertification. Ask management how increases are handled before you sign.

### Do senior communities count as income-restricted?

Some do. A community can be age-restricted (55+ or 62+), income-restricted, or both. We note each requirement when we can verify it.

### Will you tell me if I qualify?

No. We research options that may fit and explain the limits we find. Each community confirms eligibility and makes its own approval decisions.

### How fast will I get my list?
