IncomeBasedApartments.com is now taking apartment search requests from renters in Houston, Dallas, Fort Worth, Austin, San Antonio, and nearby suburbs. You tell us what you need. Our Austin-based team researches communities that may fit. Your personalized list arrives by text and email within 48 hours of a completed request.

This post explains what the service is, what it isn’t, and what to expect when you send a request.

What We Research

We focus on three kinds of apartment communities, and we keep them clearly separate:

  • Tax credit communities. Properties in the federal Low-Income Housing Tax Credit (LIHTC) program, which TDHCA administers in Texas. Designated units have income and rent limits. Learn more on our tax credit apartments page.
  • Income-restricted apartments. Properties or units with income eligibility limits, often tied to Area Median Income.
  • Properties with lower minimum-income requirements. Communities whose screening rules may require less income relative to rent than the common “3x the rent” rule.

One point matters more than any other, given our name. Not every apartment we identify calculates rent based on your income. Tax credit and income-restricted units usually have a set rent that’s capped by program rules. Lower minimum-income properties may charge market rent. Your list labels each community’s type, so you always know which is which.

How It Works

The process has four steps. You can read the details on our How It Works page.

  1. Tell us about your search. Share your preferred locations, budget, approximate gross household income, household size, bedrooms, and move timing.
  2. We research apartment options. We review your request, research communities that may fit, and contact leasing staff or management when we need clarification.
  3. Receive your list within 48 hours. We send it by text and email, with why each community was included and what to confirm.
  4. Contact communities. You follow the suggested next steps and apply directly with the communities you choose.

A research request is not a rental application

We never ask for your Social Security number, bank account numbers, ID documents, or income-verification uploads. Those go only to a property, if and when you decide to apply.

What Your List Includes

For each community, your list includes the relevant details we could find: property name and location, official website, leasing contact, program type and why it was included, bedroom options, researched rent with its date, known minimum-income criteria, verified maximum-income information, availability or waiting-list status with its source date, published fees and deposits, and a suggested next step.

Every detail is labeled. You’ll see whether it was confirmed with leasing staff on a specific date, published on the property website on the date we checked, or still needs confirmation. If only a few properties fit your needs, we’ll tell you why and point out which preferences could be broadened. We don’t pad a list to make it longer.

Where We Work

Map of Texas with the five service markets marked

Our team is based in Austin and serves all five markets. We don’t have local offices in the other cities, and we won’t pretend to. Each city has its own page explaining local context, such as which housing authority serves the area and which commute corridors shape most searches:

MarketExample nearby areas
HoustonKaty, Sugar Land, Pearland, Spring, Pasadena
DallasPlano, Irving, Garland, Richardson, Mesquite
Fort WorthArlington, Hurst, Euless, Bedford, Burleson
AustinRound Rock, Pflugerville, Georgetown, Kyle, San Marcos
San AntonioSchertz, Cibolo, Converse, New Braunfels

You can choose more than one market in a single request. Dallas and Fort Worth are researched as separate markets, but you can ask for a DFW-wide search. See all of them on our Cities We Serve page.

Who Runs the Service

The Income Based Apartment Team operates the site. Spirit Real Estate Group, LLC is the broker. The team brings 20+ years of combined experience and communicates daily with leasing agents, onsite staff, and management across Texas.

How the Service Is Funded

The service is funded by apartment referral commissions paid by apartment communities. Referral compensation does not guarantee a discount, approval, or preferential treatment. Our Referral Compensation Disclosure explains how it works.

What We Don’t Do

We don’t issue housing vouchers, determine government-program eligibility, approve rental applications, or guarantee housing. Each community confirms current rents, availability, eligibility, and screening requirements, and makes its own approval decisions. Our job is to do the research, explain it clearly, and help you decide where to apply.
