Referral Compensation Disclosure

Last updated: October 12, 2026

How our service is funded

IncomeBasedApartments.com is a personalized apartment research and referral service. It is funded by apartment referral commissions. When a renter we referred leases at a participating apartment community, that community may pay a referral commission to our broker, Spirit Real Estate Group, LLC.

Referral commissions are paid by apartment communities, not by renters. We have not published a "free to renters" statement because our policies on any renter charges are still being finalized. If you have a question about costs, email texas@incomebasedapartments.com before you submit a request.

What referral compensation does not change

  • No guaranteed discount. Referral compensation does not guarantee you a lower rent, a special, or any discount.
  • No guaranteed approval. Each community applies its own screening criteria and makes its own approval decisions.
  • No preferential treatment. Being referred by us does not give you priority on a waiting list or in screening.
  • No waived fees. Commission funding does not mean a property will waive application fees, administrative fees, deposits, or other leasing costs.

Which communities we research

We research tax credit communities, income-restricted apartments, and properties with lower minimum-income requirements in Houston, Dallas, Fort Worth, Austin, San Antonio, and nearby suburbs. We do not claim that our research covers every community in a market.

We are confirming how our research handles communities that do not pay referral commissions. This page will be updated to state that practice clearly once it is confirmed. Until then, please don't assume any list is a complete inventory of available apartments in your area.

How we decide what goes on your list

We include communities based on the information you submit: your areas, budget, approximate income, household size, bedrooms, move timing, and any optional details. Your list explains why each community was included and flags what you should confirm. We don't fill a list with unsuitable communities to make it longer.

Guest cards and naming our team

When you contact or visit a community from your list, the leasing office may ask how you heard about them. Communities often use guest cards or application questions to record referrals. Your list's suggested next steps will tell you if a property asks you to name our team. Naming us does not change the property's rent, fees, or approval decisions.
