What We Research

Types of Apartment Communities We Research

Three different kinds of communities, each with different rules. We label every option on your list so you know which is which.

Research on Low-Income Housing Tax Credit communities, including income limits, rent restrictions, and what to confirm before you apply.

  • Program type identified for each community (LIHTC / tax credit, set-aside tiers where verified)
  • Maximum income limits by household size, with source and effective year when published
  • Known minimum-income screening criteria, which can apply alongside maximum limits

Research on properties or designated units with income eligibility limits, plus a clear explanation of how they differ from income-based rent.

  • Designated income-restricted units identified where verified
  • AMI tier and household-size limits recorded with program, geography, and effective year
  • Minimum screening income flagged alongside maximum limits

What Your Personalized List Contains

Your list is built to be compared side by side. Every researched detail carries a date and a source, so you know what was checked and what still needs confirming.

For each community, when available

  • Property name, location and official website
  • Leasing contact details
  • Property or program type and why it was included
  • Relevant bedroom options and researched rent with its date
  • Known minimum-income and verified maximum-income information
  • Availability or waiting-list information with its source date
  • Published fees and deposits, when available
  • Important unresolved questions and a suggested next step

Clear labels on every detail:

  • "Confirmed with leasing staff on [date]."
  • "Published on the property website on [date checked]."
  • "Current availability needs confirmation."
Illustrative example

Example community in your chosen area

Tax credit (LIHTC) community

Why it was included

Bedroom size and household size fit your request. The published income limit for your household size appears to cover your income, and the property lists a minimum-income rule you may meet.

Published on the property website on [date checked].

Suggested next step

Ask leasing staff whether 2-bedroom units are available now or only through the waiting list, and confirm the current minimum-income rule before paying an application fee.

Illustrative example

Example community near your preferred commute

Lower minimum-income criteria

Why it was included

This property told us its income-to-rent screening is lower than the common 3x rule. It is not income-restricted or subsidized.

Confirmed with leasing staff on [date].

Suggested next step

Current availability needs confirmation. Ask for the written rental qualification criteria and the total of required monthly fees.

Illustrative example. Your list provides researched apartment options to explore. Each community confirms current rents, availability, eligibility, and screening requirements and makes its own approval decisions.

Know the Difference

Income Limits vs. Minimum-Income Requirements

A community can have a maximum income limit and a minimum screening income at the same time. Your household needs to fit between the two.

Maximum income limit (the ceiling)

Set by program rules for income-restricted and tax credit units. It depends on the program tier, the area, your household size, and the year the limits took effect. Earn above it, and you generally can't rent that restricted unit.

Minimum income requirement (the floor)

Set by the property's own screening criteria, often as a multiple of the rent. It can apply at market-rate and affordable communities alike. Some properties use lower multiples than others, and criteria can change.

Comparison of four housing terms
Term What it means Who sets it Rent based on your income?
Income-based rent Your payment is calculated from your income under assistance-program rules. Assistance program rules Yes, tied to your income
Income-restricted apartment Units with income eligibility limits, often set as a percentage of Area Median Income (AMI). Program or regulatory agreement Not necessarily
Tax credit (LIHTC) apartment Communities in the Low-Income Housing Tax Credit program, with income and rent limits on designated units. LIHTC rules, monitored by TDHCA in Texas Usually not
Lower minimum-income requirement A property screening rule that may need less income relative to rent, such as below the common 3x rule. The property No, and not a subsidy
