Important

Our research includes tax credit apartments, income-restricted communities, and properties with lower minimum-income requirements. Not every apartment we identify calculates rent based on your income. Your list provides researched apartment options to explore. Each community confirms current rents, availability, eligibility, and screening requirements and makes its own approval decisions.

Common Search Problems

Affordable Apartments in Dallas: Where Searches Stall

Apartment suggestions that ignore the new DART Silver Line

Renters who work near DFW Airport, in Plano, or in Richardson often get apartment ideas built around a car commute on LBJ Freeway, even when a train ride would work better.

Why it happens here: DART's Silver Line opened in October 2025, linking Shiloh Road in Plano, UT Dallas, and DFW Airport Terminal B over 26 miles, so some north and northwest commutes now have a rail option they lacked before.

How we help: Name your workplace and the stations you'd use. We weigh rail access when researching lower minimum-income and tax credit communities and note it when we can confirm it.

The 3x rent rule rules you out

Many properties ask for gross income of about three times the rent. Some use lower multiples, but listings rarely say so up front.

The terms blur together

Tax credit, income-restricted, income-based, and Section 8 mean different things, and a listing may not say which one applies.

Leasing calls eat your day

Calling property after property to ask about income rules takes hours, and you may still not get a clear answer.

Application fees add up

Paying to apply at a community you turn out not to qualify for costs money you can't get back.

What We Research

Community Types on Your List

Our research covers tax credit, income-restricted, and lower minimum-income communities across the city and suburbs such as Plano, Irving, Garland, and Grand Prairie, with each community listed once even when it fits more than one area.

Research on Low-Income Housing Tax Credit communities, including income limits, rent restrictions, and what to confirm before you apply.

  • Program type identified for each community (LIHTC / tax credit, set-aside tiers where verified)
  • Maximum income limits by household size, with source and effective year when published
  • Known minimum-income screening criteria, which can apply alongside maximum limits

Research on properties or designated units with income eligibility limits, plus a clear explanation of how they differ from income-based rent.

  • Designated income-restricted units identified where verified
  • AMI tier and household-size limits recorded with program, geography, and effective year
  • Minimum screening income flagged alongside maximum limits

Local Knowledge

Local Context for Dallas Apartment Searches

Dallas sits at the center of a metro that reaches into Collin, Denton, and Tarrant counties, and many renters work in one city and live in another. Job centers such as Downtown, the Southwestern Medical District, Las Colinas in Irving, and the Telecom Corridor in Richardson pull commutes in different directions.

Rail options changed recently. DART's Silver Line opened in October 2025, linking Shiloh Road in Plano, Richardson, and DFW Airport Terminal B, alongside the Red, Blue, Green, and Orange light rail lines. If rail access matters, name the stations you'd use.

Electricity here runs over Oncor's delivery network, and you pick the retail electric provider that bills you. Plan choice can change your monthly total even when rents look alike, so share your full budget, not just the rent you can manage.

Commutes, DART, and DFW-Wide Searches

Dallas and Fort Worth are separate markets, but plenty of renters work on one side and could live on the other. You can choose both in one request, and each community appears once on your list even if it fits more than one area.

If DART rail or bus access matters, tell us which lines or stations you rely on. Commutes along I-635 (LBJ Freeway) and I-30 can change a lot by time of day, so it helps to share where you need to be and when.

Northern suburbs like Plano, Carrollton, and Lewisville reach into Collin County and Denton County, while Garland and Mesquite sit inside the home county. Income limits for restricted units are set by metro area and program, so the property confirms which table applies.

DHA Housing Solutions and Program Context

DHA Housing Solutions for North Texas, formerly the Dallas Housing Authority, administers housing programs across seven North Texas counties. We don't issue vouchers or decide eligibility, but we can note your voucher status in research and flag what to confirm.

Local tax credit communities take part in the federal LIHTC program, which TDHCA administers in Texas. Some market-rate communities also use lower income-to-rent screening than the common 3x rule. Those are different things, and your list labels which is which.

When we publish or share an income figure, we note the program, the area, the household size, and the effective year, so you know what still needs confirming.

Got Questions?

Common Questions About Dallas Apartment Research

Can I search Dallas and Fort Worth at the same time?

Yes. Select both markets, or tell us you're open to a wider DFW search. Each community appears once on your list, even when it fits more than one area.

Do you cover Plano, Irving, and Garland?

Yes, along with Mesquite, Richardson, Carrollton, Lewisville, and Grand Prairie. Pick the suburbs you'd consider and we'll research them alongside the city.

Is DHA Housing Solutions the same as the old Dallas Housing Authority?

Yes. The former housing authority now operates as DHA Housing Solutions for North Texas and covers seven counties. We don't issue vouchers, but you can share your voucher status in your request.

Can you focus on apartments near the DART Silver Line?

Yes. The Silver Line opened in October 2025 between Shiloh Road in Plano and DFW Airport Terminal B, with a stop at UT Dallas. Name the stations you'd use and we'll weigh rail access during research.

Can my search cover Collin and Denton County suburbs?

Yes. Plano sits mainly in Collin County, and Lewisville and Carrollton reach into Denton County. Name the ones you'd consider and we'll research them with the city.

Do suburbs use the same income limits as the city?

Not always. Restricted-unit limits vary with the program, the metro area, household size, and the effective year, and each property confirms which table covers its units.

Are lower minimum-income apartments subsidized?

No. A lower minimum-income requirement is a screening rule the property sets, such as asking for less than three times the rent. It doesn't make the unit subsidized or income-restricted.

Will my list include apartments I can't afford?

No. We research around the budget and income you share. If few options fit, we explain why and which preferences, such as adding Garland or Mesquite, could open up more choices.
